Accommodation Grading Guide

Orlando Villas with Private Pools, Apartments and Townhouses

In the USA, there are no official ratings provided or allocated to this type of self-catering accommodation so Florida Management Companies grade each individual accommodation according to the age and general condition, location, and general amenities on offer at each property. Grades applied by each Management Company vary slightly and do not correspond in any way to hotel star ratings, but only indicate the standard of accommodation you would normally expect.

3 Star - Standard Villas, Apartments and Townhouses

3 Star properties are often displayed under a grading such as Bronze, Deluxe, Standard and Luxury. We have chosen to call them “Standard” as they do not qualify for what we would call “Executive” grades.

3 Star properties are generally older style properties built on average more than 15 years ago in the older developments. This means that whilst they may be slightly old-fashioned, they are generally located in good areas and offer good sized accommodation. They are in effect, the cheapest type of accommodation we offer and, whilst the furnishings are basic, the accommodation is perfectly suitable for those on a budget.

Villas in this category have at least two bathrooms, a fully fitted kitchen with utensils, washer/dryer, dishwasher, lounge/dining area, TV’s, basic patio furniture and a private swimming pool. Bedding and towels are also provided. If you require pool heating during your stay, it is recommended that you book this at the time you make your reservation as not all 3 star villas have pool heaters. Apartments and Townhouses are located within resort-style developments with a small clubhouse and communal pool and offer very similar facilities to the villas, with the exception of a private swimming pool.

4 Star - Executive Villas, Apartments and Townhouses

These accommodation grades apply to newer properties in the more desirable locations and include modern fittings and furniture of a higher standard. Most properties within this category offer free Wi-Fi and may also include a spa within the pool area and in some cases even a games room located within the garage. Being newer, they are often in locations further away from the main Disney areas, but still easily accessible for shops and restaurants and the main attractions. Apartments and Townhouses are located within resort-style developments with a communal pool and clubhouse and offer the same facilities as villas, with the exception of a private swimming pool.

Villas in this category include as a minimum the same facilities as the lower graded 3 star accommodation, but feature as a general rule more bathrooms, more TV’s and normally a DVD / VCR player, bigger lounge areas and upgraded patio furniture by the pool area which includes a heatable private pool. Townhouses at some developments also include a splash pool or spa.

4 Star Plus - Executive Plus Villas , Apartments and Townhomes

This accommodation grade applies to accommodation located mainly in resort-style developments and the newer upmarket areas, which mostly offer gated access to the properties.

Villas in this category will normally provide the same facilities as 4 star properties, but will often include guaranteed extra items such as a games room, spa or Wi-Fi, depending on which development is being requested at the time of booking. Townhouses at some developments also include a splash pool, spa or whirlpool. Details of what are included or optional extras are listed under the relevant locations.

5 Star - Platinum Villas

A very high grade of luxury is offered in this exclusive selection of " Individual Villas" located within the most exclusive Resorts such as Reunion, Champions Gate, Solterra, Paradise Palms, Windsor Hills and Windsor Palms. Villas on offer in this category range from 4 to 9 bedrooms and  provide a range of  facilities and extras which are described in detail under each individual property.
